These are the general conditions of sale that apply to all bookings and transactions made at our Finca Lechuza in Urb Valtocado, Camino de Los Rios and all flats shown on the website. By making a reservation or using our services, you agree to comply with and be bound by these conditions:
Booking
By making a reservation on our website, the guest accepts the following general conditions. In order to book a stay, you must provide accurate and complete information, such as your personal details, the dates you wish to stay, the number of guests, etc. Your booking is only confirmed once you have received a confirmation email from us and upon receipt of a completed booking request and payment of the deposit or full amount as described in these Terms.

A deposit of 50% of the total rental amount is required at the time of booking and 100% must be paid at the non-refundable rate. Accepted methods of payment include [Direct Bank Transfer, Credit Card]. For PayPal, please contact us by email.
The remaining balance must be paid before the arrival date. Accepted methods of payment for the remaining balance include [Cash, Credit Card, Direct Bank Transfer, PayPal].
Deposit Policy
Deposit Requirement: A deposit is required no later than the day of your arrival to prevent damage or loss that may occur during your stay. This deposit covers possible damages or non-compliance with these Terms.
Deposit amount: The deposit amount is 1000 euros for the house and 500 euros for the flats.
Refundable deposit: The deposit will be made after verifying that everything is safe and in order, provided that no damages or breaches have occurred. It can usually take up to 1 or 2 days after departure.
Check-in y check-out
Guests must respect the check-in and check-out times set by the property to allow the rooms to be cleaned and prepared for the next guests. Check-in policy: The room is available after 15:00 hours, unless an early check-in is available. Check-out policy: Room must be vacated by 11:00 am, unless late check-out is available (additional charges may apply).
Rates and payments
Payment for your stay is made according to the conditions indicated at the time of booking, such as the total amount of the reservation, service charges and applicable cancellation conditions. Cancellation and change of date conditions vary according to the type of reservation and rate selected.
Late payment
Failure to pay by the due date may result in cancellation of the booking without refund.
Guest Responsibilities
Guests must respect the rules and policies of the property during their stay. Especially the rule that no parties are allowed with the respective consequences. Guests are responsible for the cleanliness and condition of the accommodation during their stay. Any damage caused to the property will be charged to the guest. The maximum number of occupants allowed in the Property is 5 persons. Only registered Guests may occupy the Property. If you wish to receive guests, you must obtain prior approval from the owner and register them.
Guests are responsible for the security of their personal belongings. The property is not responsible for loss, theft or damage.
Responsibility of the accommodation
We are committed to providing quality service and making your stay enjoyable. However, we cannot be held responsible for any inconvenience or accidents beyond our control. In the event of any problems or complaints during your stay, please inform us immediately so that we can take appropriate action to resolve the situation.
We recommend that you read the general conditions carefully before booking a stay. If you have any doubts or questions, please do not hesitate to contact us for further clarification.
Quiet hours
From a certain time, after 23:00 hours and until 08:00 hours, guests are requested to maintain silence so as not to disturb neighbours who wish to rest.
Prohibition of noisy parties or events
In order to ensure the peace and quiet of the guests and respect for the rules of coexistence, no parties or noisy events may be organised on the premises. Please especially remember that Finca Lechuza is a recreational house full of positive energy to recharge your batteries and for a relaxing stay. Please respect that and do not destroy it for other people. There is a strict rule for parties and unknown guests, large gatherings unless previously approved by the owner.
End of stay
The Owner reserves the right to terminate a guest’s stay without refund if the guest or any occupant engages in illegal activities, violates house rules or causes excessive disturbance to neighbours.
Respect for property and other guests
Guests must respect common and private property as well as other guests staying at the property.
Safety rules
Guests must respect established safety rules, e.g. correct use of facilities and fire protection.
Deposit Policy
Deposit requirement: A deposit may be required on the day of check-in to protect us from any damage or loss that may occur during your stay.
Deposit amount: The deposit amount is 1000 euros for the house and 500 euros for the flats.
Refundable deposit: The deposit will be made after verifying that everything is safe and in order, usually it can take up to 1-2 days after departure plus the processing time of the payment method.
Refund Processing
Refunds for cancellations, if applicable, will be processed within 5 business days, plus payment method processing time, to the original form of payment less an administrative fee.
Partial Stays
No refunds will be provided for early departures or unused nights unless agreed with the owner.
Unforeseen circumstances
In the event of unforeseen circumstances (e.g. natural disasters, pandemics, severe electrical damage or serious damage), cancellation conditions may be adjusted at the discretion of the owner of the house or flat. In the event that the owner cancels the booking for any reason, a full refund of all amounts paid will be provided and the owner will make all reasonable efforts to assist the guest in finding alternative accommodation. If the booking of the house is affected, only available flats can be offered.
Communication
Guests will be informed immediately of any changes to cancellation conditions due to force majeure events.
Pet Policy
We offer pet-friendly accommodation at Finca Lechuza only for guests travelling with their furry companions. NO barking pets are allowed at all times. Pets must be kept inside at night. Upon special request for flats, there may be an exception, depending on the pet and the owner. A non-refundable pet cleaning fee of 250 euros per stay will be charged to cover additional cleaning costs.
Pets must weigh no more than 1 pound/kilogram to be housed. There is currently no weight restriction.
Smoking Policy
No Smoking Policy: The Finca Lechuza house and flat are non-smoking properties. Smoking is strictly prohibited in all indoor areas, including guest rooms. Smoking is permitted outside using the sprinkler and respecting the high risk of fire, especially in the summer season.
Designated smoking areas: Designated outdoor smoking areas are available for guests who wish to smoke. Guests who violate the smoking policy will be designated with additional fees and other restrictions.
Housekeeping
The guest is responsible for leaving the property in good condition. Any excessive cleaning required after departure will be deducted from the security deposit or charged to the guest.
Liability and Indemnity
Guest’s Liability: The guest assumes full responsibility for any accident, injury or illness occurring on the property during the rental period. Owner is not responsible for loss of Guest’s personal belongings or valuables. Guest agrees to indemnify and hold Owner harmless from any and all liability, damages, costs or legal fees arising out of or related to Guest’s use of the Property.
Force Majeure
The Owner shall not be liable for any failure or delay in providing the Property due to circumstances beyond its control, such as natural disasters, strikes, acts of war or government restrictions. In such cases, the Guest will receive a full refund.
Governing Law and Dispute Resolution
These Terms are governed by the laws of the European Union and Spain. Any dispute arising under these Terms shall be resolved by arbitration or litigation in the courts of Spain.
Amendments
The Owner reserves the right to amend these Terms at any time. Any changes will apply to new bookings made after the date of amendment.
Severability
If any provision of these Terms is held invalid or unenforceable, the remaining provisions shall continue in full force and effect.
Entire Agreement
These Terms constitute the entire agreement between Owner and Guest and supersede all prior understandings or agreements.
It is important to note that these rules may vary from property to property, so it is always recommended that you consult the specific rules of the accommodation you wish to stay in.
